Conveyancing lawyers are now competing for new business through the internet. This drives down the amount firms are quoting for conveyancing and means that conveyancing is available at a reasonable cost. Most conveyancing transactions will cost around £500, and once you compare the detail of several conveyancing quotes you will probably find that each conveyancing quote is quite similar.

Conveyancing quotes are made up of three key components:

1. The lawyers basic fee - The cost the lawyer charges to complete
the conveyancing

2. VAT – This is payable on the cost the lawyer charges for the conveyancing

3. Disbursements – Additional conveyancing costs such as searches and
stamp duty


When choosing to instruct a lawyer it is worth checking whether the quote you have received is based on a "fixed fee" and you will not be charged by the hour for the completion of your conveyancing matter.

Many conveyancing firms also offer "no completion no fee" conveyancing. This type of agreement means that if your property sale or purchase falls through before completion you will not pay the conveyancing fees, though you may still be charged for any searches that have been carried out.
